Talk to a Realtor

Service to the Buyer, in real estate, is often paid by Seller. So, it is in your best interest to ask a Realtor to work on your behalf in a real estate transaction. Not only will their sole job be to protect you and advocate for you but, they are also connected to local lenders, inspectors and contractors. They can also provide referrals. I often say, a Realtors job isn't just opening doors and conducting showings. A Realtor's job is to hold the deal together when problems and challenges inevitably come up by finding solutions.  

Get Pre-Approved

Speak with a lender about your financing options before you begin your home search. In this fast paced real estate market, many Seller are not willing to entertain offers with out a pre-approval letter from a lender. This conversation can also help you figure out what you need to do in order to be qualified to buy when you're ready.  

Know What You Want

Before your first appointment with us sit down and create a list of all the thing you want in a home and then list all the things you don't want. Try to keep it to 5 MUST haves and 5 Oh No-No's. This way when you're out viewing homes you will know exactly what you want.  

Keep Your Documents Together

As you move through this process you are going to be asked for a lot of paperwork. The lender is going to request things like bank statements, tax returns, W-2's and A LOT of other things. It is always a good idea to keep these things together. So, when they inevitably ask for these documents again you will quickly be able to find them and send them over. Trust me, this is going to make your life so much easier.

When I first contacted Krystle and Mike, I was still about a year out from even being able to buy a home.

Tips for Buying in a Seller's Market

What does a "Seller's Market" mean? Simply put, a sellers market is when the inventory of available homes for sale is lower than the number of buyers in the market. Because inventory is low Seller's can often demand more for their house and get it. So here are a few tips I like to give my Buyers when it's time to begin showing.

  • Know what you what before you start looking. This market moves SO FAST sometimes you don't have time to sleep on it because that could mean missing out on the home completely. So know exactly what you want and don't want.
  • Be flexible. Being flexible with that you're looking for can open up more homes for you to look at. I like to encourage my Buyers to come up with 5 MUST Have's and 5 Oh No-No's. This way we stick to looking for homes that have what's most important to you.
  • Be active in your search. Look at the new listings daily. Browse old listings, those can sometimes be easier to snatch up and message your Realtor (hopefully me) to get a showing ASAP. Remember there are dozens of other buyers out there doing the same.

BONUS TIP: Review the offer paperwork with your Realtor before you start showing. It will be a long appointment, there is a lot of paperwork but, it will make it easier and quicker for you to get your offers submitted because you will already be familiar with the forms.
